2025: A Year in Review with Kaiser Vacation Rentals

November 20, 2025

The past year was truly remarkable for Kaiser Vacation Rentals as we welcomed new homes to our portfolio, strengthened our local team, relocated our office, and deepened community ties. We also worked tirelessly to deliver exceptional experiences for guests while driving meaningful results for homeowners, and every achievement reflected the dedication of our highly motivated team. As our portfolio of luxury vacation homes continues to expand, we wanted to share the milestones, partnerships, and progress that made 2025 such a memorable year.

Expanding Our Alabama Gulf Coast Vacation Home Portfolio

We’ve curated a collection of beautiful vacation homes in Gulf Shores and Orange Beach that clearly reflects our commitment to quality, cleanliness, and comfort. This past year, we added even more vacation homes in The Bluffs, The Osprey, and Cottages at Romar. Moving swiftly to onboard new homeowners, coordinate necessary inspections, and manage every final detail, we delivered market-ready properties in record time, growing our portfolio by 30% in 2025.

Strengthening Our Local Team

Investing in our local team means better support for our owners, smoother operations, and exceptional guest experiences. This past year, we added two new Property Managers and a seasonal Guest Services team member. We’re also proud to celebrate our team’s growth from within: Tabitha Williams was promoted from Director of Business Development and Property Management to General Manager. Jayne Wetteroff stepped up from Office Operations Associate to Operations Supervisor/Property Manager, and both are thriving in their new roles.

A Change in Location

In 2025, we moved into a larger office with dedicated warehouse space to support our professional linen services. This new space allows us to operate more efficiently, serve our homeowners and guests even better, and continue raising the standard for vacation rental management.

Marketing that Puts Guests First

We continued with a customer-first approach in our marketing, reaching potential visitors through targeted email campaigns, social media, and ads. By paying close attention to guest needs at every step of their journey, we created thoughtful, engaging interactions and experiences, highlighting our unique offerings, inspiring bookings, and encouraging repeat business. We also noted that guests often cite our clear communication and easy check-in process in their feedback and five-star reviews.

“Our guests continue to remind us why we do what we do. With countless five-star reviews, repeat stays, and early rebookings, it’s clear that the experiences created in our homes are leaving lasting impressions.” Tabitha Williams | General Manager

Kaiser Vacation Rentals vs. Market Performance

With years of experience in the vacation rental industry on the Alabama Gulf Coast, we understand the local market, including how seasonal trends, special events, and neighborhood nuances affect pricing strategies. We combined this knowledge with the latest technology and optimized every vacation rental listing to perform at its best. Our efforts paid off, yielding impressive results.

With a 60% higher ADR than the market average, our homes consistently achieved high demand while delivering exceptional value to our homeowners. We also exceeded our budgeted GLR by 23.6%, a clear sign that our strategy drives strong results.

“Through strategic pricing and unmatched marketing visibility, our properties have once again exceeded market averages in occupancy and ADR.” Tabitha Williams | General Manager

Engaging with Our Community

Having spent decades building strong ties to our community, we look for opportunities to participate in local initiatives, and gladly supported the following organizations in their endeavors in 2025:

  • Birdies for Baxter
  • Foley Middle School
  • Village of Hope
  • Catholic Social Services

Working with these organizations and others like them enables us to give back, strengthen local connections, and make a positive impact in the communities where our guests and homeowners live and play.

New Developments on the Alabama Gulf Coast

We’re always excited to see new businesses take root in our community, and we support and celebrate them whenever possible. This past year, we attended the Grand Opening of Allegiant Airlines at the Jack Edwards Airport. This development will make travel easier than ever for visitors coming to the area. Improved access means more guests can enjoy our beaches, local attractions, and vacation homes, helping every local business thrive.

A Look Ahead with Kaiser Vacation Rentals

As we roll into 2026, we remain committed to delivering stellar guest experiences, offering exceptional homeowner support, and fostering growth in our local communities. We can’t wait to build on this year’s success and look forward to welcoming new and returning guests to Gulf Shores, Orange Beach, and Fort Morgan!
